This apartment is a standalone 3-bedroom, 2-bath unit with a private entrance on the second level. A separate 2-bedroom, 2-bath unit is located on the fi rst fl oor. Guests can rent both units together, transforming the property into a spacious 5-bedroom, 4-bathroom home. If you're interested in booking the entire home, please ask the host for the listing details. This is a highly sought-after area of the city, with the Botanical Garden and Historic Piedmont Park just across the street. It’s worth noting that throughout Atlanta, drivers with modified cars are common, and their sounds can be heard in various upscale neighborhoods. It's a normal part of the Atlanta experience. If you have a sensitivity to sound while sleeping please consider this before booking. The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you’ll receive a link to our portal. There is no cost to you, and the process takes less than fi ve minutes, so please complete it as soon as possible when requested before your arrival. If using the grill, charcoal, lighter fl uid and a fi re starter are located in the fi rst cabinet in the kitchen closest to the back door. Please leave the grill like you found it - clean and without left over food on the grill. The grill must be left free of debris, burned on food or a $25 cleaning fee will be billed to the guest. Games, puzzles, books and children's toys are located in the bench at the top of the stairs against the banister. In the master bedroom there is a mounted desk/workspace and offi ce chair. You can either leave the desk down or put it away when you're not using it. Use the ladder to the loft at your own risk. Please do not allow any children not accompanied by an adult use the ladder. For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the fi rst week of each new monthly booking which is included in their new reservation. For initial bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-term cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place. Please pull the front and back doors fi rmly to close.

PLEASE READ THE HOUSE RULES CAREFULLY – BY ACCEPTING THIS YOU AGREE TO THE RULES AND LEGAL REQUIREMENTS UNDER THIS PROPERTY ATLANTA CITY SHORT-TERM RENTAL ORDINANCES: It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property. The maximum occupancy of this short-term rental unit is 2 adults per bedroom. Two parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city. NEIGHBORHOOD DECORUM: - The property’s occupancy limits are strictly enforced. Please use only the designated parking spaces assigned to this property. - Please refrain from disturbing the neighbors by asking them for supplies, car rides, or any other resources. While you’re here on vacation, this is their home, and they value their peace and privacy. - Only guests listed on the reservation are permitted to stay overnight on the property. - Do not obstruct others' doorways with your luggage or belongings. - We understand that most guests are considerate, but due to past issues, we need to clearly outline these rules. Any violation will result in immediate termination of your booking without a refund. - If arriving or returning between 9 PM and 8 AM (quiet hours), please keep noise to a minimum to avoid disturbing the neighboring residents SECURITY EQUIPMENT: Guests must not tamper with or disable indoor or outdoor security equipment. Doing so will have your stay terminated immediately with no refund. SMOKING: Smoking, including the use of tobacco, marijuana, and vaping, is strictly forbidden both indoors and outdoors on the property. Smoking indoors will result in additional charges and the cancellation of your reservation. Please do not leave behind any cigarette, cigar, or marijuana remnants or butts in the unit. Doing so will result in a $50 cleaning fee. Fully extinguished smoking debris must be disposed of in the trash bin outside the unit. The property is fitted with a smoking detection device that will notify the host of any smoking activity. Any breach of this rule will lead to the immediate cancellation of the guest booking without a refund, along with the application of substantial cleaning fees. Refer to the FEEs section for further details. LOCKOUT ROOMS: The rooms in this unit are tailored to match the occupancy needs of our guests, so some rooms may be locked. If any locked rooms are accessed and used, a $50 additional cleaning fee will be applied to your stay through the rental platform’s resolution center. HOLDOVER TENANTS: Many refer to this as squatting but in Georgia, it's referred to as “holdover tenants,” or previous tenants who no longer have the right to live in the property. In the event of a "Holdover Tenant", TRG Properties, LLC will have the occupiers arrested and prosecuted for corporate revenue theft under Georgia laws. Being a holdover tenant is no different than burglary, or theft of property. Corporate theft takes precedence over tenant rights and can be prosecuted aggressively. CRIMINAL AND ELICIT ACTIVITIES: Firearms are strictly prohibited on the property, whether in the rental unit, the guest’s vehicle, or on your person (except for law enforcement). Drugs are also not allowed. Any illegal activities, including but not limited to drug production or sales, prostitution, or filming (social media, live streaming, pornography, movies, etc.), as well as drug or sex-related parties, are strictly forbidden. Violation of these rules will result in the immediate cancellation of your booking without a refund. INDECENT EXPOSURE: Any guest who opens the doors and is indecently exposed (naked) or is wearing a towel will have their stay terminated immediately with no refund. SHARING ACCESS CODES: This is a strict violation of the house rules. Only DECLARED guests can have access to the property. If it is determined that access codes have been shared by our security team, your stay will immediately be terminated with no refund. BOOKING ALTERATIONS POLICY: Guests are welcome to modify their booking to add extra days either before or during their stay. However, changes to shorten the stay or leave early are not permitted. Once the stay has started, it's challenging for the host to rebook the dates on such short notice. PARTIES: Parties of any kind are strictly forbidden! This includes inviting anyone who is not listed on the reservation without explicit permission from TRG Properties, LLC. The property is reserved exclusively for registered guests. Additionally, loud music is not allowed on the premises. The property is equipped with decibel detection equipment that will alert the host if noise levels exceed 75db, which is comparable to the sound of a loud vacuum cleaner. Video surveillance is in place to monitor for unregistered visitors. If a party is detected, the host will immediately cancel the guest's booking without a refund. ANIMALS (INCLUDING SERVICE ANIMALS): Members of the family have medical issues that animals can/will/do cause serious health-related problems, so we are not able to accommodate animals. In the Accessibility Policy, it says, "A Host may qualify for an exemption in certain circumstances — for instance, if the service animal directly threatens their health or safety." We respectfully ask for reasonableness from our guests to not ask us to jeopardize our family’s health because there are other suitable options available on the platform that will meet your requirements. FIREWORKS: The use of fireworks is strictly prohibited on the property or the surrounding streets. Use of these will constitute immediate termination of your booking with no refund. SELF-CHECK-IN PROPERTY: This is a self-check-in property. The guest certifies that they can follow instructions that the platform rental company provides in either the house manual or the guest's check-in guide. The guest agrees to not contact the rental platform or the host before reading the self-check-in instructions sent before the guest's arrival on the platform messenger app. CRIMINAL BACKGROUND CHECKS: Some of the building owners may require criminal background checks. If required, guests will be sent a form to be completed before check-in. This may or may not be at the guest's expense. If the guest does not pass the background check, the host reserves the right to cancel the reservation and we will award a refund based on our strict policy. Self-check-in is not available for properties that require background checks. Data submitted for background checks will be secured or destroyed upon completion of the background check by building management. You will have access to the property from the backyard 2nd-level porch or the front veranda porch. The door in the front veranda is to the RIGHT when you come up the stairs. In the back of the home, the backdoor is up a fl ight of metal stairs that brings you to the back door. For added security, each door in the property is equipped with a digital lock, and a unique code is provided for every booking. Both use the same code for your convenience. You will have access to the property from the check-in time to the check-out time. Please be sure to pull the entry door closed upon departure. Guests will be given a code to enter at the time of booking in the welcome letter and a reminder message sent to the guest 60 minutes before the 4PM check-in time.

Teresa’s place was great for our group and had a lot of space! It is near a busy road so can be loud when trying to sleep so bring a sound machine, but other than that a 5 star stay!

This is our third year staying here in Midtown Atlanta, and it’s been a great experience every time. The place is clean, spacious, and ideally located with easy access to everything Midtown has to offer. It’s within walking distance to the Beltline, Piedmont Park, and several other beautiful green spaces. Highly recommend.
